59 Dalgety Drive is a ~2.15ha site in an established part of the Wiri industrial precinct. A warehouse facility at the centre of the property accounted for approximately 40% of the site coverage, leaving ~4,600sqm of surplus undeveloped land for future expansion.
The existing buildings had been purpose-built for food manufacturing grade production, but once the previous lease had ended, we recognised a significant opportunity to remove the existing temperature-controlled storage and return the space back to a large, open warehouse facility. The work involved upgrading the entirety of the exterior office cladding and removing almost all other specialised fit out, including repurposing the existing temperature-controlled loading dock back to open plan warehouse, infilling the sunken loading dock and installing new canopies and building services, including a full replacement of the warehouse sprinkler system.
The result is a close to 8,000 sqm facility with 7,050m² of high stud warehouse, 500m² of refreshed office space, and 3,135m² of concrete yard to service the site and provide full drive around access for trucks and set down areas for containers and to enable forklift movement.
“This was nothing short of a transformational project,” says PFI Portfolio Manager Ewan Cameron. “When we bought the property, the buildings were tailored for food production and the valuable land was being significantly under-utilised. By re-imagining the site as a generic industrial warehouse, we have opened up the space, added significant functionality and provided highly desirable access that has completely changed how the whole site can function. 59 Dalgety Drive is now highly suited to the current of today’s fast-paced logistics market.”
“Successful development is about looking beyond what a site is to what it could be and ensuring that the offering is broad enough to have wide appeal,” says PFI Chief Executive Officer Simon Woodhams. “In the case of 59 Dalgety Drive, we recognised that we had a flexible and attractive site that could be thoroughly reconfigured without having to be demolished. Seeing that required confidence and vision, but the result has been an important addition to our estate on Dalgety Drive and our overall portfolio.”
The site has now been leased to Store Rite Logistics, a privately owned Kiwi company that assists businesses with every aspect of their logistics and supply chain needs.
